Once you instruct us to sell, we’ll provide our terms of business and get things underway.

Q2 - What happens now?
Your property will need an Energy Performance Certificate, which we can arrange if required. We’ll also organise a floorplan — not legally required but an excellent way for buyers to understand the layout and see if the property suits their lifestyle. Since viewers often see many homes, the floorplan helps them remember yours. We’ll then visit to take photos, usually record a walkthrough video, and prepare the sales particulars for your approval.

Q3 - When will I get a viewing?
You may receive viewings soon after your property goes on the market, but don’t worry if it takes a little longer — it depends on market activity, and new buyers are looking all the time. We’ll contact you to arrange any viewing at a convenient time. A regular member of our team will conduct the viewing to ensure consistency, and no third parties will be involved without your prior consent.

Q4 - When will I know if someone is interested in making an offer?
We aim to provide viewer feedback by the next working day. All offers will be passed on to you promptly, so keep an eye on your phone and emails. We take your circumstances into account — the best offer isn’t always the highest — and we’ll negotiate to secure the best outcome for you.

Q5 - I have accepted an offer, what’s the next step?
You’ll need to appoint a legal representative to handle the conveyancing. Many clients choose Arnison Heelis Solicitors, but you’re free to use any conveyancer. Once appointed, we’ll issue a notification of sale to both your solicitor and the buyer’s.

Q6 - What is the purpose of a survey ?
If your buyers are using a mortgage, their lender will arrange a valuation to confirm the property’s value for lending purposes. It’s the buyer’s responsibility to carry out any inspections or surveys to satisfy themselves about the property’s condition.

Q7 – What is conveyancing and how long does it take ?
Conveyancing is the legal process of transferring property ownership. It involves checking the legal title to ensure the seller has the right to sell and that there are no issues affecting value, use, mortgageability, or future resale. If you’re buying and selling, both transactions usually happen simultaneously.
The timescale from offer to completion varies but typically takes 6–12 weeks. Simple cases, like a first-time buyer with a mortgage in place, can take 4–5 weeks, while more complex transactions — for example, leasehold purchases needing a lease extension — can take 3–6 months.
